Terms and Conditions
The Villa is our Portuguese home and as such we ask that you treat it and its furnishings as if they were your own (with care and respect)
Description. We have made every effort to accurately describe the property.
Payment. Invoices must be paid so that cleared funds are received in full 28 days prior to departure. If for any reason we do not receive full payment by the date due, we reserve the right to cancel the booking and retain any money previously paid. Full payment is required upon confirmation of bookings made less than 4 weeks before departure. Payments will only be accepted by personal cheque made payable to ‘NP & JE Charlton ‘

Cancellation. All cancellations are to be made in writing by the person who signed the booking form and take effect when received in writing at our UK address . . Deposits in respect of rentals are non-refundable. If you have to cancel your holiday, the following charges will be made depending upon the date of cancellation in relation to the departure date.
More than 6 weeks Loss of deposit
Between 6 weeks to 2 weeks 50% charge
Between 2 weeks to departure date 100% charge
Arrival and Departure. Properties are reserved from 3pm on the day of arrival to 10am on the day of departure. Earlier occupation can sometimes be arranged.
Size of Party. The number of persons permitted to occupy the Villa is limited to the number of persons booked. No animals are permitted.
Early Departures. Clients who do not stay for the entire period of their reservation will be charged for the full duration of their booked period.
Utilities. Failure of utility supplies or faults may either be out of our control or take some time to repair. We will make every effort to repair the fault or to offer an alternative, however, no claim for a refund of rental cost will be considered.
Passports & Visas. You are responsible for ensuring the validity of your travel documents. A valid passport with a minimum validity of 6 months is required from the UK to Portugal. Those persons visiting from outside the UK should check with their travel agency on visa requirements.
Travel Insurance. It is your responsibility to ensure you have current, adequate travel insurance for the duration of your stay and no claim for items or circumstances normally covered by such insurance will be the subject of compensation from the villa management.
Complaints. In the event you have a complaint whilst on holiday, please inform us immediately and we will do our best to solve the problem as soon as possible.
Noise. We cannot be held responsible for noise outside of our control e.g. barking dogs, noise from parties or gatherings at neighbouring properties, ad hoc building works in the nearby vicinity. We will however, make every effort to warn of any major expected disruption that could affect the enjoyment of your holiday.
Breakages. We do not ask you to pay a deposit for breakages. If breakages do occur, please let us know so that we can arrange a replacement. An odd small items is accepted as
“Running costs.” However large or numerous breakages will be charged at cost to replace.
Use of the swimming pool. The owners of the pool allow the use of the facility totally at the guests risk and cannot be held responsible for any injury death or mishap which may occur due to the use or misuse of this facility. Children must be supervised at all times.
Villa Management. The letting of the Villa will be managed on a day to day basis by a local Management Company whose details will be left in the Villa. They will provide a maid service twice a week.
It must also be noted that during your stay both gardeners and pool maintenance contractors may well visit the property as part of the weekly programme to maintain the Villa and its facilities to the highest standards.
Liability. The Villa owners and management are not responsible in any way for loss or damage of any goods or personal belongings of the clients. We are not responsible for any cancellations or delays which amount to force majeure. We shall not accept responsibility for loss of life, personal injury or illness otherwise than for the negligence of any employees of Villa management in the course of their employment.
